Your Choice of Representation
Whether you choose to represent yourself in marketing your property and negotiating your deal and following through on all the multiple details involved in a sale in today's market, or whether you choose an agency to help you ply the course, it all boils down to what I call "fierce advocacy."
Among the best people to demonstrate this "fierce advocacy" are the sellers themselves. Who better to focus on advocating the property than those who stand to benefit the most? Given the proper skillset and discipline and team of helpers, an owner can do a fine job assisting in the accomplishment of a successful sale.
It's that skillset that's the problem. Real estate ain't rocket science, but it sure can be complicated. There are so many players involved in today's real estate transactions that it takes only a little bump in the road to derail, delay or diminish the whole matter. That's why real estate agencies exist. To solve problems.
But the real estate agencies wouldn't be much of anything without agents. Your choice of an agency should be based almost entirely upon your choice of agent or broker. It's that "fierce advocacy" thing again. You can walk into (or call, or email) any agency around here (or anywhere, for that matter) and you're going to get the "agent on duty." That doesn't mean you're going to get "fierce advocacy"; it means you're going to get the person next up in the rotation.
Here's my opinion: we've begun a bit of journey together. We don't know how the future will turn out. But I'd like to offer my services to you as your "fierce advocate." That may not necessarily mean I become your listing broker -- although I love representing people like you, and properties like yours. But it does mean that you can count on me to help you make a few decisions as you ponder your future.

You may consider hiring an agency, or a broker other than me. We can evaluate your choices together, and make a prudent decision together so that the choice works for you.
